Extension

House extensions come in various types, each designed to enhance your living space and meet your specific needs.  Popular options include single-storey extensions, which provide additional living areas, and double-storey extensions, perfect for adding extra bedrooms or bathrooms.  Other types include conservatories, which bring in natural light, and loft conversions that maximize vertical space.  Choosing the right extension can significantly improve both the functionality and value of your home.

Planning to Design 

1. Define Your Project

  • Decide the purpose, size, and budget for your extension (e.g. extra bedroom or kitchen).

2. Initial Consultation

  • Discuss your vision with an architect. They’ll assess feasibility and highlight any planning constraints.

3. Conceptual Design

  • The architect creates initial sketches and layouts based on your input.  You review and refine the design.

4. Detailed Plans

  • The architect creates final drawings, including technical details and compliance with building regulations.

​

5. Planning Permission

  • The architect prepares and submits the planning application, including necessary documents (site plans, elevations, etc).

  • They manage the application process and respond to any feedback from the local planning authority.

6. Obtain Permission

  • If approved, you’ll receive planning permission. The architect may help adjust designs if conditions or objections arise.

7. Construction Documentation

  • After approval, the architect prepares construction plans and you are ready for work to commence with us.

Guide line Rules 

  • Only half the area of the existing land can be considered for extension or an improvement

​

  • Extensions planned for side elevations or facing the highway require planning permission

​

  • Exterior cladding cannot be done on designated lands or listed properties

​

  • A rear extension cannot be more than 4m beyond the existing rear wall

​

  • Use of similar building materials to that of your existing house to be used unless it is a heritage building

​

  • A rear extension should not extend beyond 4m in height

Cost Range 

The cost of a property extension can vary greatly depending on several factors, such as location, size, complexity, materials, and design. On average, in the UK, the cost for a typical extension might range from:

  • Basic Extension (e.g. single-storey rear extension): £1,800 - £2,000 per square meter.

​

  • More Complex Extensions (e.g. multi-storey or bespoke designs): £2,500 - £3,500+ per square meter.
